Methodical approaches determine the rent for the property in administrative territorial units

Abstract As a result of negotiations Arendar and the lessor must take into account two factors. The first of them - this is part of the rental property, different species of which have varying demand for property rental market, and therefore different activities introducing them into the economy, the second factor is the period of beneficial use (operation) of the property. Today starting conditions for negotiations with the signing of the lease agreementshould be the percentage of rental equipment intended to be at the bank for the deposit investments. This latter must be дifferentiation of the types of property that the time of its operation. Thus, the maximum percentage of the lease should be vstanavlivat the rental objects that are characterized by high competitiveness in the market rent of the property. These objects include the rent, for example, combines, tractors, machinery, livestock, etc. As for the rental objects that are less then the demand for rental of the property market (individual buildings, structures), in this case, the lease interest for their use should be naimens him.Lease payments for the property should also depend on the period of its beneficial use (operation). The competitive environment in the property rental market rent payment for the property size can be calculated according to the income, which is expected to reach Arendar by using this property. We have developed a range determining the size of lease payment for the property, which allows it to calculate optimal settings based on the composition of the rental property and its productivity. Recommended оur method makes it possible to also define the boundary size of the lease payment for the rental property which has no meaning, and also to calculate productivity for the lease of the object in which аrendar profits will be zero. (breakeven point).
